Chúng tôi nghiên cứu tác động của việc thắt chặt các hạn chế lái xe cá nhân ở thủ đô nước Đức, thành phố Berlin, đối với giá nhà ở các vùng ngoại ô giàu có. Bằng cách sử dụng dữ liệu có tham chiếu địa lý về các trạm xe lửa, điểm truy cập vào xa lộ và các đề nghị bán nhà đơn lẻ từ nhà môi giới bất động sản trực tuyến hàng đầu của Đức, ImmobilienScout24, trong một khuôn khổ phân tích Biến thiên khác biệt không đồng nhất (DiD), chúng tôi tìm thấy bằng chứng về việc giá nhà tăng đáng kể cho những ngôi nhà nằm trong khoảng cách đi bộ tới các trạm xe lửa trong phạm vi thời gian đi lại 30 phút đến ga chính Berlin. Tuy nhiên, bất động sản nằm ngay gần (cách 5 phút đi bộ) các trạm xe lửa với thời gian đi lại từ 30 đến 40 phút lại gặp phải các hình phạt. Các phát hiện của chúng tôi có tầm quan trọng đối với việc thiết kế các chính sách quy hoạch hạ tầng công cộng nhằm thích ứng và tạo điều kiện cho những thay đổi trong nhu cầu địa phương về các phương thức vận chuyển thay thế và thân thiện với môi trường hơn do các hạn chế lái xe cá nhân gây ra.
