Tại sao phải trả tiền cho nhà ở bền vững? Phân tích giá trị xanh trong thị trường bất động sản dân cư tại Canton Zurich, Thụy Sĩ

Các nghiên cứu khác nhau đã chỉ ra rằng các tòa nhà xanh được giao dịch với mức giá cao hơn, với ước tính giá trị chênh lệch dao động từ những con số đơn lẻ thấp cho đến 26% cho giá bán và lên đến 21% cho giá thuê. Tuy nhiên, vẫn còn ít bằng chứng định lượng về lý do tại sao mọi người sẵn lòng chi trả nhiều hơn cho nhà ở bền vững. Chúng tôi nghiên cứu giá trị xanh cho các bất động sản dân cư được chứng nhận MINERGIE tại Canton và Thành phố Zurich, nơi có mật độ các tòa nhà xanh được chứng nhận cao nhất thế giới. Sử dụng một bộ dữ liệu toàn diện gồm 17,743 căn hộ chung cư đang bán và 50,075 căn hộ cho thuê, chúng tôi cho thấy rằng mức giá cao này có thể được phân tích và liên kết với nhiều lợi ích khác nhau cho chủ sở hữu và người thuê. Tổng giá trị xanh trong canton đạt 2.45% và trong thành phố là 4.91%. Từ các mức chênh lệch này, 6% (đối với thành phố: không có ý nghĩa) được quy cho việc tiết kiệm năng lượng, 71% (đối với thành phố: 70%) để tăng cường sự thoải mái, và 23% (đối với thành phố: 33%) được quy cho việc làm cho tòa nhà chịu được tương lai trước các quy định và các nhà đầu tư trên thị trường.
